Saffron Hill

This project transformed a former basement car park in Saffron Hill, EC1, into a modern, high-specification lower ground office space for Iceni Projects. The refurbishment was completed to BREEAM Excellent standards, incorporating extensive structural modifications and new M&E installations to maximize efficiency and sustainability.

Fraser Randall was appointed to lead the project and cost management while also acting as the Client Representative, ensuring seamless delivery of the refurbishment within the six-month on-site programme.

Our Role

• Oversaw the full CAT A & B refurbishment, ensuring compliance with BREEAM Excellent standards.
• Managed the installation of new M&E systems to optimize performance and sustainability.
• Directed large-scale structural works, including the demolition of a reinforced concrete car ramp.
• Led landlord and planning consultant liaison, facilitating smooth approvals and project progression.
• Coordinated resident communications, ensuring stakeholder engagement throughout the process.
